Serving Huntley

Huntley garage floors scheduled as a cure window, with cars and golf carts parked around the village's 2:00 a.m. street rule until the coating can take tires.

DeKalb IL Epoxy Flooring brings more than 20 years of work to epoxy flooring in Huntley, and the garages we are asked to coat here rarely hold just one car. The coating itself takes a short stretch of labor. Getting everything that lives in the garage back onto the new floor takes longer, and that wait is what we plan the whole job around.

Before we price anything, we read the slab: its cracks, its joints, any old coating, and whether it needs repair before it can carry a floor at all. Moisture testing is written into the scope as its own line. The surface is opened with a diamond grinder or a shot blaster, never acid, and the proposal names the product, the system build and the finished thickness so you can check the floor against the paper.

What we add for a Huntley garage is a written cure window. The day a floor can be walked on and the day it can carry a car are different days, and here the gap between them has to be planned against the village’s own parking rules.

Two Cars, a Golf Cart and a Floor That Is Not Ready Yet

The Sun City Garage

Sun City Huntley by Del Webb is a 55+ community on about 2,200 acres, and its association describes an Aldi, a Starbucks and a Walgreens as within golf cart driving range. A garage there often holds two cars and an electric cart. The association’s own event rules require that carts be insured and electric, so for many households the cart is a working vehicle rather than a toy.

The Village of Huntley lets carts run on public roads only within appropriately signed neighborhoods, with a driver who carries a driver’s license and insurance, and the headlights and tail lamps lit. We do not sell, service or wire anything for golf carts. What we need to know is simply how many sets of wheels are coming back onto the floor, and when.

Walkable Is Not Drivable

A fresh coating reaches the point where you can cross it in socks well before it can hold a parked car. The Rust-Oleum EpoxyShield MAXX data sheet, for one consumer garage epoxy, lists 16 hours to handle, 24 hours to recoat and full hardness at 7 days, and it is the full-hardness line the sheet marks as suitable for vehicle traffic. A retailer listing for a different EpoxyShield kit gives foot traffic at 16 hours and vehicle traffic at 3 days.

So the fair range for vehicle traffic on garage coatings is roughly 3 to 7 days, and it moves with the product and the temperature of the slab. The data sheet for the system we actually propose is the one that governs. We write that product’s vehicle figure into the proposal rather than quoting a number that applies to every floor.

Tires Are the Reason to Wait

A tire puts a heavy load on a small patch of floor, and it twists against the surface every time a car turns into its spot. Until the coating has reached the hardness its maker sets for vehicles, that load can mark a floor that looked finished the evening before. A golf cart is lighter than a sedan, but it still rolls on rubber, and we schedule it as a vehicle.

Picking a System With the Wait in Mind

A 100% solids epoxy base with a vinyl flake broadcast and a polyaspartic or polyurea topcoat is a common garage build, and each layer has its own published times. We lay the options side by side with each maker’s vehicle time. That way you can weigh a shorter wait against the build you actually want, instead of finding out about the wait on install day.

Huntley’s Overnight and Snow Parking Rules

No Street Parking From 2:00 a.m. to 6:00 a.m.

The Village of Huntley restricts parking on village streets between 2:00 a.m. and 6:00 a.m. To leave a car on the street overnight, Huntley Police direct residents to an overnight parking request form through a secure online portal. How many nights a household can cover that way is the village’s call, so we plan around requests you have actually had approved.

For a garage coating, that means a car cannot simply sit at the curb for a week. Every night it is out of the garage, it needs to be on the driveway or covered by an approved request. A cure window that ignores the overnight rule is a plan that ends with a ticket.

The Two-Inch Snow Rule

The village also bars parking on any village street within 8 hours after a snowfall of two inches or more. The rule is written for every village street, so we do not count on an overnight request to shelter a car once that much snow is on the ground. A single storm can take the street option away for part of a cure window with little warning.

What the Rules Do Not Say

We have not read any Sun City association rule on garage, driveway or cart parking, and we will not guess at one. If your neighborhood has covenants of its own, you know them better than we do. We build the plan around what you tell us rather than around a rule we have assumed.

We also found nothing in the village’s golf cart rules about leaving a cart at the curb overnight. Rather than test that, we plan for the cart to stay on private pavement, whether that is your own driveway or a neighbor’s garage for the week.

Planning the Cure Window: Driveway, Permits and the Forecast

Start With the Driveway

Census figures put 73.1 percent of Huntley’s housing units as detached houses and 88.9 percent of occupied homes as owner-occupied, so most of the garages we see sit behind a private driveway. The first step is plain arithmetic. We count the vehicles, count the driveway spaces, and see whether everything fits without touching the street.

Where the driveway holds both cars but not the cart, the cart may spend the week in a friend’s garage. Where it holds only one car, the second goes onto approved overnight requests or stays somewhere else. We would rather settle that at the kitchen table than in the driveway on the first night.

Sequencing Around Other Village Permits

The Development Services Department permits driveways, driveway ribbons and service walks, and exterior surface work like that needs a base inspection and a final. If a new driveway is on the same year’s list, we schedule the garage floor so the two jobs never take the driveway out of service at the same time. Garage floor coatings themselves do not appear on the village’s published permit list.

General and primary contractors on a Huntley permit register with the village each year and carry a certificate of insurance naming the Village of Huntley. Illinois issues no state license for flooring or coating work, so we confirm the village’s registration and insurance terms before a job goes on the calendar. Every home job also gets a written contract and the Home Repair: Know Your Consumer Rights pamphlet before work starts, as the Illinois Home Repair and Remodeling Act requires.

Watching the Forecast for Two Inches

Because the street rule turns on two inches of snow, we check the forecast as the start date gets close. If a snowfall would leave a car with nowhere legal to stand during the cure, we would rather move the start than strand a vehicle. Our start day is also set by the slab’s temperature and the dew point at its surface, not by the calendar alone.

Writing the Window Down

We write out the start day, the day the floor opens to foot traffic and the earliest day the product’s maker allows vehicles. Beside those dates we note where each car and the cart will be on each night in between. Seeing it on paper lets the whole household plan the week instead of guessing at the garage door.

Getting the Cars and Cart Back In

The First Day Back

On the day the maker’s vehicle time has passed, we walk the floor with you before anything rolls onto it. We point out the joints and edges worth watching over the first weeks and go over cleaning. Then the cars and the cart come home, in whatever order suits the household.

Built for Salt and Brine

A northern Illinois winter tracks calcium chloride brine and rock salt into a garage on every tire, and we build Huntley garage systems with that in mind. A vinyl flake or quartz aggregate broadcast under a polyaspartic or polyurea topcoat gives the surface texture and a coat that can be rinsed clean. Every coating we choose also sits within the Illinois limit on VOC content, which binds the installer as well as the manufacturer.

Grinding is the dustiest part of the job, so the dust is collected at the grinder. Nothing from the prep is washed toward a floor drain or out the garage door toward a storm inlet.

Moisture, Named First

Much of Huntley was built in a single decade, with 63.9 percent of housing units dating from 2000 to 2009 as the village grew from 5,730 residents to 24,291. The residential code does not require a vapor retarder under a garage slab, so a garage from those years may have none beneath it. That is why we test the slab rather than assume it is dry.

Before the job is sold, we read the warranty exclusions out loud, and moisture is the first one we name. Prices are quoted per square foot for the system we are actually proposing, not from a national per-garage figure. If the slab needs repair before it can be coated, we say so in the same conversation as the cure window.
