DeKalb IL Epoxy Flooring is an epoxy flooring and concrete coating contractor based in DeKalb, IL, with 20+ years of experience grinding, repairing and coating concrete floors. We work on residential garages and basements, farm shops and machine sheds, warehouses and plants, storefronts and restaurant kitchens across DeKalb County and the Fox Valley.

Our work is built around a simple observation: most floor coatings that fail were doomed before the first coat went down. A slab that was etched instead of ground, a moisture problem nobody measured, or a crack coated over without being read will undo even an expensive product. So we put our effort into the steps that decide whether a floor lasts.

Our Approach

A crew member running masking paper along the drywall of a DeKalb garage before the floor is coated.

Every slab we coat is opened mechanically with a diamond grinder or shot blaster, and we never acid etch. Moisture testing is a line item in every scope, whether the floor is in a garage, a basement, a farm shop or a warehouse, rather than something brought up after a floor has blistered. We read the cracks, joints and old coatings before quoting, and we say plainly when a slab needs repair or replacement before it can be coated.

Our proposals name the product, the system build and the finished thickness, so what was quoted can be checked against what was installed. Warranty exclusions are read out before a job is sold, with moisture named first. Curing is scheduled by slab temperature and dew point rather than the calendar, and we tell you when an unheated garage or shed has to wait for spring.

We are also careful about what a floor coating is not. It is not waterproofing, so basement jobs start with where the water is coming from. It is not radon mitigation, which in Illinois takes a state license.

Because Illinois issues no state license for flooring or coatings work, we confirm each town’s registration, bond and insurance rules before a job is scheduled. Every home job gets a written contract and the state’s consumer-rights pamphlet before work starts, as the Illinois Home Repair and Remodeling Act requires.

On commercial jobs, we schedule around the hours a building has to keep running, including overnight and weekend windows. Restaurant floors are specified for health department plan review before the permit is issued, products are chosen within the Illinois VOC limits, and grinding dust is collected at the grinder rather than washed toward a drain.

What We Do

We install epoxy garage floors, flake and metallic epoxy floors, polyaspartic floor coatings, basement floor epoxy and polished concrete, and we handle concrete grinding and concrete floor repair. For businesses, we install commercial and industrial epoxy flooring, commercial kitchen flooring and ESD flooring.
